San Antonio's real estate market got a lot busier, but not pricier, in April 2010.

The number of home sales zoomed 20 percent higher than the same month last year to 1,772 sales, according to a new report from the San Antonio Board of Realtors.

It's a clear sign that the April 30 tax credit deadline lured buyers into the market.

But the median home price dipped 3.8 percent, to $143,000.

SABOR officials brushed aside any unease about the price drop, and said the number of first-time home buyers in the market is the likely cause of the dip.

About 75 percent of the homes that sold in April were under the $200,000 price point — considered an affordable range for people making their first purchase.

“We're not concerned about it at all,” said Marietta Alba, SABOR chairwoman. “We've stayed so stable. It's not going to be a problem in our city. We have a healthy and balanced market. That's the key thing for San Antonio.”

With around eight months of inventory — meaning that if no more homes came onto the market, it would take eight months, in theory, to sell the entire inventory at the current pace — the market remains tipped slightly in favor of buyers. About 6.5 months of inventory is considered a market balanced between buyers and sellers.

The average number of days on the market for a home that sold in April was 90 — down six days from this time last year.

Because buyers needed to be under contract by April 30 and must close on the home by the end of June to qualify for the federal tax credit, real estate agents, mortgage brokers and bankers and title companies are in the thick of what likely will be their busiest months of the year.

The U.S. Metros Least Touched by Recession

A combination of stable home prices and sizable sectors in health care, energy, government, and education kept these metropolitan areas relatively stable.

America's strongest economies have one thing in common—home prices that never got too hot or too cold.

Home prices in metros such as San Antonio, Oklahoma City, Pittsburgh, Rochester, Little Rock, Ark., and Baton Rouge, La., remained steady through boom and bust. Although no metropolitan area entirely avoided the economic downturn, the most resilient metros were protected by a potent mix of recession-resistant jobs.

San Antonio is one of the nation's top recession-proof cities, Forbes.com reports in an analysis of economic growth in the nation's 50 largest metro areas. The Forbes.com study ranks San Antonio second only to Oklahoma City in its ability to withstand recessionary pressures. The study was released April 29, 2008.
